Comprised of a 22,360-square foot, three story office building (236 Victoria Street) and a 31,600-square foot LA Fitness retail fitness centre (264 Victoria Street), the properties were acquired in 2008 from a local seller for $8,700,000. During ownership, the office property gradually experienced 100% vacancy as tenants relocated to alternate premises outside the city. WIPIC principals, working closely with leasing agents from Avison Young, were instrumental in re-leasing the entire building to a quality roster of tenants including March of Dimes, Bayshore Health and Waterloo Regional Homes. This resulted in a material increase to the operating income and the successful sale of the property in 2017 for $11,020,000.
